The underlying concept of the CIE Project, Snake Island (Phase 1) is focused on delivering a group of high quality real estate offerings to the domestic and international market. CIE is a proposed 1,600-hectare integrated real estate development estimated to cost US$2.75 billion (based on the current exchange rates of N320.00 to USD), on completion, in Snake Island. Snake Island is one of the islands in the Badagry Creek, within Lagos Metropolis. The Island which will be linked by a three kilometer dual carriage bridge to the mainland would be a significant economic facility on the island that already hosts substantial maritime businesses, the first being Nigerdock Nigeria PLC (“Nigerdock”), reputedly the number one maritime engineering firm in Nigeria.

The master plan of the Estate provides for an industrial layout dedicated to industries (comprising 50% of the entire land area), and the balance focused on maritime business (utilizing the natural endowments of the island), commercial district, residential, healthcare facilities, leisure and entertainment including a 5-star hotel, 18-hole golf course and theme park. In reality, the entire CIE project is a three phase complex which incorporates Snake Island project as Phase 1, Victoria Island – Snake Island Tunnel – Road project as Phase 2 and the Ikeregbe Model City project solely dedicated to residential and recreational development as Phase 3. In essence, the CIE Complex so mentioned, is therefore conceptualize and design to meet the goal of linking the Western and Eastern wings of Lagos Megacity City into an integrated entity through the tunnel-road project, while opening up the Badagry axis to accelerated economic development.

VICTORIA ISLAND – SNAKE ISLAND TUNNEL ROAD PROJECT

Mercury Maritime Concession Company Ltd (MMCC) is an offshoot of Creek Industrial Estate project (CIE), a mega mixed estate development project sited in Snake Island. MMCC is the proponent of CIE project operating in partnership with Federal Govt. and Lagos State Government. The AIM of Victoria Island – Snake Island Tunnel – Road (VSTR) project is to provide a direct tunnel road linkage of the Eastern and Western coast of Lagos mega city, at least for limited categories of vehicles. This tunnel road linkage which will key into the existing ring-road encircling the metropolis of Lagos commercial and business Centre (a projection in tandem with the United Nations Six Point Urban Road Development policy), is also in conformity with Lagos state road development model. It is fundamental to note that VSTR is ultimately conceptualized to link the proposed Lagos State Coastal Road approaches leading to Lekki Deep Seaport district.
